Most programs use a DSCR structure — the property’s rent covers the payment — plus foreign credit reference letters from your home-country banks and documented assets. Some accept foreign income documentation translated and converted.

What visa or status do I need?

Foreign national programs are designed for non-residents — typically a valid passport and, where applicable, a visa (like B-1/B-2) covers it. You do not need a green card, SSN, or ITIN on most programs.

Can I close from abroad?

Usually yes — via power of attorney or remote/embassy notarization, depending on the title company and program. Funds must arrive from documented accounts, so plan wire timelines early.

What are the typical terms?

Expect larger down payments (commonly 25–30%), reserve requirements of several months, and pricing above domestic conventional. The tradeoff buys access to U.S. real estate without a U.S. financial identity.
