Bridge and fix-and-flip loans are short-term instruments — typically 6 to 24 months — built for speed: acquiring a property before your current one sells, or buying a distressed property, funding the rehab, and exiting through a sale or a DSCR refinance.

Bridge & Fix-and-Flip: straight answers

What is ARV and why does it matter?

After-Repair Value — what the property will appraise for once the renovation is done. Fix-and-flip lenders size the loan against ARV (often up to ~70–75%), which is how a purchase plus a rehab budget can both fit inside one loan.

How do rehab draws work?

The renovation budget is held back and released in stages as work completes, verified by inspections. You front each phase, the draw reimburses it, and the project keeps moving.

What’s a bridge loan versus fix-and-flip?

Same short-term family. A bridge loan solves timing — buy the next property before the current one sells, using its equity. Fix-and-flip adds a rehab budget and an ARV-based structure. Both live or die on a clear exit.

What does the exit look like?

Two clean paths: sell the finished property, or refinance into a long-term loan — for rentals, usually a DSCR loan, which Joe can line up in parallel so the takeout is waiting when the rehab wraps.
